For investors

Investment Offer: Mobile Living Units for Camping and Hospitality Businesses

Initial situation

Camping sites, small hotels (guesthouse), pensions, and holiday facilities are increasingly facing the same challenge: fluctuating demand, rising construction costs, and a lack of flexibility in traditional real-estate investments.

Mobile houses represent a cost-effective alternative.

Business model

We are creating a pool of mobile houses that will be rented out to camping sites, small hotel businesses, and tourism operators.

The houses are placed on approved pitches (camping) and are then re-rented by the operators to end customers.

The investor does not invest in the operation itself, but in physical, mobile units with a clearly calculable return.

Product

  • High-quality mobile houses suitable for year-round use
  • Significantly higher living comfort compared to caravans

Key economic data (example calculation)

  • Investment costs per house: approx. €35,000
  • Rental income: approx. €800 / month (net)
  • Rental period: 8 months per year
  • Annual revenue per unit: approx. €6,400

➡ Payback period: approx. 5.5 years
➡ Net return: approx. 18% p.a.

The figures are calculated conservatively and serve as guidance. Running costs are low and already included. All information is stated net (excluding VAT) and before investor income taxes.

Risk profile

  • No long-term construction or real-estate commitments
  • Mobile units remain the physical property of the investor
  • Flexible relocation in case of site change
  • Income depends on occupancy, but risk is considerably lower than in classic project development

The investment is not exposed to operational risks and remains fully in the investor’s physical possession.

Target group of end users

  • Camping-site operators
  • Small hotels / guesthouses / holiday houses
  • Operators of holiday facilities

Investment structure

  • Participation per unit or in a pool of several houses
  • Clear allocation of investment and income
  • Transparent reporting on costs and revenues
